Great Western Homes do everything possible
to match prospective tenants to the property that ticks as
many boxes as possible. These FAQ’s will fill in some
of the details about the process, but please don’t hesitate
to contact us if you have any other queries.
What reference do you require?
Prospective tenants are required to provide referees from
whom Great Western Homes may seek references. These may include
employer, bank, accountant, solicitor, previous landlord and
character references as relevant.
Do you charge for this work?
An administration fee of £120 + VAT at the current rate is charged
to cover the cost of work undertaken on behalf of prospective
tenants and is not refundable.
How much will my deposit be:
The tenant is required to pay a returnable deposit usually
equivalent to one month's rent + £100.00. This is registered
with the 'insurance backed scheme' operated by the government
appointed Tenancy Deposit Solutions Ltd. (TDSL). The deposit
is held in the event of dilapidation charges and outstanding
accounts at the end of the tenancy. Should any dispute arise
at the conclusion of the tenancy then it will be necessary
to follow the TDSL procedure.
When do I have to pay the deposit?
The deposit is payable prior to the commencement of the tenancy.
Rent is also payable in advance.

How long will my lease run for?
In most cases we deal in six month Assured Shorthold Tenancies.
Once signed, the agreement is binding for the term stated.
At least one months notice is required to vacate the premises,
even when the initial period reaches its conclusion. If it
is possible, longer notice would be appreciated.
What happens if I leave items in the
property after I leave?
Should tenants leave items in the property after the conclusion
of the tenancy, these will be removed at the tenant's expense.
The landlord has no obligation to store any of these items.
Do I need contents insurance?
Tenants are advised to have suitable insurance as personal
possessions would not be covered by the landlord's insurance.
Does my rent include bills?
All rents quoted are exclusive of council tax and water rates
unless otherwise stated.
Will utility bills be in my name?
All outgoings are the tenant’s responsibility and we
will transfer utility accounts to your name.
What about connecting the phone?
As British Telecom will only accept instructions from the
account holder, it will be necessary for you to organise a
Telephone Line.
